 |
Single-family residential subdivisions are a significant portion of our work. Often, we are involved in all facets of the job from the due diligence period through final inspections after the homes have been constructed. Typical tasks that we would be responsible for are topographic and boundary surveys, site planning, entitlements, preliminary engineering and landscape design, master studies (grading, drainage, utilities), final design of on-site and off-site infrastructure (roadways, utilities), on-site design of lots, final landscape design (common areas, entries, roadway medians), final map preparation, processing of permits, cost estimates, final plot plans, construction staking, and construction observation.
Below you will find a listing of many of the single-family subdivisions we have worked on. The list is divided into two distinct categories—attached residences and detached single family residences. The first group includes condominiums and townhomes. The second grouping includes projects ranging from large lot residential (1 acre or greater) to patio homes. |

Arterra
Arterra is a proposed sixteen story condominium project in the heart of the Reno Arts District. The property is centrally located in Downtown Reno across from the Nevada Museum of Art. The 0.81-acre site sits on the northwest corner of Liberty and Sierra Streets.
The project, proposed by Capstone Partners, LLC, will feature 190 luxury residential condominium units including five live-work spaces. Two floors of below-grade parking are planned. The project will also include 4,000 square feet of retail commercial space. Arterra will offer residential plans ranging from studios to three-bedroom penthouses in Reno’s burgeoning Arts District.
At the street level, Capstone is planning a public arts plaza to tie in with the sculpture garden at the Nevada Museum of Art, across Liberty Street. It will include a 45-foot landscaped setback, art wall, and an art gallery lobby featuring pieces from artists across the country.
The overarching landscape and site concept for Arterra is to create an open space with an inviting pedestrian environment and to provide a strong connection to the Nevada Museum of Art and surrounding Arts District.
Some of the amenities will include a rooftop terrace with a fire pit, barbeque area, and spa, plus a community room, concierge desk, and fitness center. The project will seek a Leadership in Energy and Environmental Design (LEED) Silver designation.
Working with Stewart H. Ankrom Architect, CFA was responsible for property surveys, preliminary civil engineering, and entitlements. During the approval process, there was widespread acknowledgement that this project will be a tremendous addition to Downtown Reno and in particular add to the growth of the downtown Arts District.

Village at Idlewild Park Condominiums
The Village at Idlewild Park Condominiums encompasses 9.98 acres located south of Idlewild Drive and west of Booth Street at 1450 Idlewild Drive. The project will convert a multi-family building into 216 residential condominium units. The urban-style, luxury condominiums are three stories in height and provide a mix of studios, one, and two bedroom units ranging in size from 569 square feet to 1,264 square feet with an average size of 950 square feet. |

District at Victorian Square
The District at Victorian Square is a live/work development located in the Victorian Square Plaza in downtown Sparks at the intersection of Avenue of the Oaks and Victorian Plaza Circle. The site encompasses three parcels totaling ±3.3 acres in size. The condominium development includes ±1.87 acres and will consist of a four-story building with 130 condominium units. The remaining two parcels will be developed as three-story townhomes. The property is located within a New Urban District (NUD) and, as a result, a Design Standards Handbook was necessary. CFA worked on the Handbook with JHP Architects out of Dallas, Texas. The Handbook addresses permitted uses, parking, landscaping, signage, lighting, fencing, and architecture. |

Solstice Sierra Star
Solstice at Sierra Star is located on a 4.6-acre site on Sierra Star Parkway in the Town of Mammoth Lakes. All units face the 16th fairway of the Sierra Star Golf Course. This development consists of nine buildings with six to eight units per structure for a total of 58 units. The buildings were designed by Denver-based OZ Architecture. In addition to the condominium units, two underground parking structures are located under seven of the nine buildings to minimize ground disturbance and maximize site aesthetics. Landscaping includes trees between units to ensure views to the golf course and low ground covers over the top of the underground parking garages. Two picnic pads with tables encourage outdoor eating in summer/fall. Construction of Phase 1 started in October 2004 and was completed in late summer of 2006.

The Cabins at Crooked Pines
The Cabins at Crooked Pines is located on a 2-acre parcel on Lodestar Drive and backs onto the fourth fairway of the Sierra Star Golf Course in Mammoth Lakes, California. The development consists of four buildings each with six units designed by OZ Architecture. Each building has three, 2-bedroom units and three, 3-bedroom units. To minimize the visual impacts, subsurface parking was designed to reduce ground disturbance through the use of rockery retaining walls. This project was completed in spring 2005. |

Woodwinds at Sierra Star
CFA provided the civil engineering and landscape architectural services for this upscale-townhome project. This 28-unit project is located along Fairways 4 and 5 of the Sierra Star Golf Course in the Town of Mammoth Lakes, California. Siting of the buildings maximized the golf course view potential while maintaining safety setbacks. The project included the design of an access road through heavily wooded and sloping terrain and stream restoration to meet California water quality requirements. The project was completed in the fall of 2007.

Bridges - Storied Places
Bridges - Storied Places is a high-end property located adjacent to Mammoth Mountain Ski Resort with ski-on and ski-off access to the mountain. This 3.2-acre project consists of 12 duplex chalet buildings designed by
MVE Architecture out of Irvine, California. Due to the high degree of slope across this site (2:1 in many places), special consideration has been given to site access and layout. Construction of Phase I began in the fall of 2007 and was completed in 2008.

The Bungalows at the Grove
The Bungalows consists of ten-upscale townhouse units, designed by Zehren & Associates, along the fairway at Sierra Star Golf Course in the Town of Mammoth Lakes, California. Civil engineering work included the final design of site civil improvements, including grading, drainage, utilities, and erosion control. A stormwater pollution prevention plan was developed to mitigate impacts to stormwater quality. CFA also provided landscape architecture services for the project. CFA prepared the tentative map and use permit application drawings for the initial entitlements. Construction of the project is currently on hold. |

Sierra Workforce Housing
Sierra Workforce Housing is a joint project between Intrawest and the Town of Mammoth Lakes to create a new affordable housing development. This 2.66-acre site has seven buildings with a total of 40 townhomes on land owned by both Intrawest and the Town of Mammoth Lakes. Landscaping included trees and shrubs required for screening from the existing residential units to the north and east. Many of the existing pine trees were retained and worked into the landscape design. Erosion control seeding with wildflowers was used, in areas away from the units and adjacent to the play area. CFA has coordinated with all parties and developed a site plan that is functional and beneficial for both landowners. This project was completed in the fall of 2007.

Brighton Manor
Brighton Manor is a single-family residential Specific Plan District (SPD) located on the northwest corner of Plumas Street and Moana Lane in Reno, Nevada. The SPD was established by ordinance in 2004 and is subject to the standards contained in the Brighton Manor Development Standards Handbook. The handbook originally included approval for 106 detached single family residential units. The subdivision was designed to maximize open space as an amenity for residents. With the front door of each house opening to a formally landscaped common area, each resident has the opportunity to utilize the walking paths that meander throughout the development. Brighton Manor takes classic ideas such as greenbelts, arbor rows of trees, and house front elevations without garage doors, and combines them with contemporary house construction techniques and materials.
When CFA began work on the project, a portion of Brighton Manor had already been developed with 40 detached single-family residential lots. CFA processed an amendment to the handbook to allow for an attached single-family residential product and an additional 23 residential units. The amendment also included minor changes to the parking and landscaping standards associated with the attached single-family residential product type. The entitlements for the project included a zoning amendment through the City Council and a tentative map for 89 attached single-family residential units through the Planning Commission. In addition to the entitlements, CFA was also responsible for preliminary landscape design, preliminary civil engineering, and surveying. |
