Solstice Sierra Star
Solstice at Sierra Star is located on a 4.6-acre site on Sierra Star Parkway in the Town of Mammoth Lakes. All units face the 16th fairway of the Sierra Star Golf Course. This development consists of nine buildings with six to eight units per structure for a total of 58 units. The buildings were designed by Denver-based OZ Architecture. In addition to the condominium units, two underground parking structures are located under seven of the nine buildings to minimize ground disturbance and maximize site aesthetics. Landscaping included trees between units to ensure views to the golf course and low ground covers over the top of the underground parking garages. Two picnic pads with tables encourage outdoor eating in summer/fall. Construction of Phase 1 started in October 2004 and was completed in late summer of 2006. |

East Village - South Hotel
CFA recently completed the design of the site improvements for a 251-room condominium/hotel in the East Village development area of Mammoth Lakes. The hotel, which was designed by Callison Architecture, is planned to be a LEED certified green building and will require special stormwater mitigation systems to control the site drainage runoff. Construction on the project has not been scheduled. The hotel will be marketed under the Starwood brand. |

Mammoth Hillside Resort — Phase I
Hillside Resort is a proposed 5-acre, 193-unit condominium resort to be operated by a four-or five-star hotel in the thriving winter recreation community of Mammoth Lakes, California. The building was designed by Palo Alto-based HKS Architects. A Use Permit was approved by the Town of Mammoth Lakes in March 2006 and construction is anticipated to begin in May 2008. Phase 1 includes an 8-story residential tower, multi-level underground parking garage, outdoor amenities such as an all-weather pool and spa, and associated valet and service driveways. The project requires extensive involvement with local and state agencies on tree preservation, stormwater treatment, air quality management, construction staging, utility relocations, traffic capacity improvements, public amenities, and snowmelt systems. CFA is responsible for all civil improvement plans including site, grading, drainage, water, sewer, and roadway widening plans.

The Cabins at Crooked Pines
The Cabins at Crooked Pines is located on a 2-acre parcel on Lodestar Drive and backs onto the fourth fairway of the Sierra Star Golf Course in Mammoth Lakes, California. The development consists of four buildings each with six units designed by OZ Architecture. Each building has three, 2-bedroom units and three, 3-bedroom units. To minimize the visual impacts, subsurface parking was designed to reduce ground disturbance through the use of rockery retaining walls. This project was completed in spring of 2005. |

Bridges - Storied Places
Bridges - Storied Places is a high-end property located adjacent to Mammoth Mountain Ski Resort with ski-on and ski-off access to the mountain. This 3.2-acre project consists of 12 duplex chalet buildings designed by Eric Fishburn, Inc. Due to the high degree of slope across this site (2:1 in many places), special consideration has been given to site access and layout. This project is currently under design with Phase 1 grading scheduled to begin in fall of 2007.

Main Street Affordable Housing
CFA provided civil engineering consulting services to Intrawest for this affordable housing development. The site is located off of Main Street in the Town of Mammoth Lakes on approximately one acre of land. This three-story, 23-unit development incorporates rockery walls, drainage swales, and hydrologic infrastructure (sedimentation pond, infiltration trenches, etc.) to meld the project with the natural terrain. Landscaping included adding new plantings for erosion control and beatification, as well as grading around existing pine trees for tree preservation. Emphasis was placed on plant materials that were native, low maintenance, and able to tolerate snow loading. CFA coordinated with the design team, utility companies, and local agencies to assist Intrawest in meeting development milestones. The project was completed in the summer of 2004. |

Woodwinds at Sierra Star
CFA provided the civil engineering and landscape architectural services for this upscale townhome project. This 28-unit project is located along Fairways 4 and 5 of the Sierra Star Golf Course in Mammoth Lakes, California. Siting of the buildings maximized the golf course view potential while maintaining safety setbacks. The project included the design of an access road through heavily wooded and sloping terrain and stream restoration to meet California water quality requirements. The project is scheduled for completion by winter of 2007. |

Sierra Workforce Housing
Sierra Workforce Housing is a joint project between Intrawest and the Town of Mammoth Lakes to create a new affordable housing development. This 2.66-acre site has seven buildings with a total of 40 townhomes on land owned by both Intrawest and the town. Landscaping included trees and shrubs required for screening from the existing residential units to the north and east. Many of the existing pine trees were retained and worked into the landscape design. Erosion control seeding with wildflowers was used, in areas away from the units and adjacent to the play area. CFA has coordinated with all parties and developed a site plan that is functional and beneficial for both landowners. This project is currently under construction with completion scheduled for the fall of 2007. |

The Bungalows at the Grove
The Bungalows consists of ten-upscale townhouse units, designed by Zehren & Associates, along the fairway at Sierra Star Golf Course in Mammoth Lakes, California. Civil engineering work included the final design of site civil improvements, including grading, drainage, utilities, and erosion control. A stormwater pollution prevention plan was developed to mitigate impacts to stormwater quality. CFA also provided landscape architecture and entitlement services for the project. |

Jeffries Apartments
Jeffries Apartments consists of 14 affordable apartments on a heavily wooded site in Mammoth Lakes. The project is part of the Town of Mammoth Lakes low income housing initiative. Project design included base mapping, lot line adjustments, preliminary entitlements, and final civil design. Site drainage impacts for quantity and quality were mitigated with underground infiltration. Construction should be completed in fall of 2007.

Berner Street Relocation CFA designed the relocation of Berner Street in the North Village area in Mammoth Lakes. The relocation was necessary to accommodate the East Village – South Hotel development. Construction of the roadway, which is 600 lineal feet in length, was completed in the fall of 2006. |

Grove Roadway
CFA designed a 2,000 lineal foot roadway within the golf course development area. The roadway will serve several townhome and single-family developments. The project included a golf cart undercrossing as well as a bridge crossing over a jurisdictional Waters of the U.S. drainageway. The project is under construction and is anticipated to be complete in the summer of 2007. |

Sierra Star Master Drainage Study
CFA prepared a master drainage study for the Sierra Star Master Plan in Mammoth Lakes, California. The study, which covers an area of approximately one square mile, estimated the existing- and post-development runoff rates. The Corps of Engineers HEC-HMS hydrology model was utilized in the analysis along with other hydraulic models to determine flow splits and diversions. Potential drainage alternatives were investigated to mitigate runoff increases due to development including detention and diversion. |

Meridian Boulevard Rehabilitation
CFA provided civil engineering and landscape architecture consulting
services to the Town of Mammoth Lakes for the rehabilitation of approximately two miles of roadway through this resort community. Meridian Boulevard is an arterial street with an 80-foot right-of-way, four 12-foot travel lanes, and 8-foot shoulders. The town requested a complete redesign of Meridian that resulted in a reduction of the existing pavement width and the incorporation of bike lanes, a rotary, bus stops, and pedestrian pathways with site furnishings and lighting.
In addition to the civil improvement plans, CFA provided a plan for landscaping and pedestrian amenities along the right-of-way. Selecting plant materials that are sensitive to snow loads and maintenance will be crucial to the success of the project. Once construction begins, CFA will provide construction observation services for the project. The engineer’s estimate for construction costs for this project was approximately $6,000,000 in 2004. Due to budgetary constraints, construction is not anticipated to begin for several years. |

Chateau Road and Main Street Frontage Rehabilitation
CFA provided the civil engineering design for the rehabilitation of two major streets in the Town of Mammoth Lakes. The Chateau Road rehabilitation will consist of an asphalt pavement overlay with curb and gutter, sidewalk, and driveway aprons on one side and concrete valley gutters along a large portion of the opposite side to accommodate existing perpendicular parking. Special effort is being made to provide a smooth profile for the new curb and sidewalk while matching the somewhat variable profile of the existing street.
The Main Street Frontage Road portion of the project consists of a complete reconstruction of the pavement section with grade adjustments to correct existing drainage problems. This road provides access to a large number of retail businesses and restaurants with almost continuous parking lot frontage that required careful attention to the matching of existing grades. Curb and gutter and sidewalk are also being added to one side of this road, along with decorative retaining walls to be built behind the sidewalk due to the proximity to the main highway.
The project was designed in 2004. The budget for this project is $1.26 million. Construction on the Main Street improvements is scheduled to start in the fall of 2007. No time frame has been established for Chateau Road. |

Crowley Lake Ballfield
CFA provided Mono County with the design of a sports facility including fields, parking, and restrooms. The scope included the development of a well/water system, field irrigation, and road design to the parking lot. CFA was responsible for facilitating public meetings to finalize the layouts. The construction budget was approximately $400,000, with the ballfield available for play in spring 2007. |

Crowley Lake Community Center
CFA provided site and landscape design for this existing community center at Crowley Lake, south of Mammoth Lakes. Improvements included walkways, picnic pavilion, bus-drop zone, and project signage. The landscape included a lawn play area, dry stream beds, and erosion control. A grading plan was prepared to make the area more usable for recreation and relaxation. The project is currently awaiting funding through Mono County. |

Lee Vining Community Center
This existing facility at Lee Vining, California, currently has no landscaping and a dirt parking lot. CFA prepared plans for a parking lot, walkways, and landscaping per Mono County requirements. An overhead trellis structure was added for shade control at the entry, along with concrete bench wall seating. Raised garden beds were requested for the pre-school classes that are held in the center. The landscape includes a large Christmas tree for seasonal displays and low maintenance Eastern Sierra native plants.
