St. Mary’s Downtown Campus
The St. Mary’s Downtown Campus is located on an 18.2-acre site at the southwest corner of Interstate 80 and Sierra Street. St. Mary’s Health Network recently upgraded 11.2 acres of existing general office and emergency facilities. CFA was responsible for entitlements, topographic surveying, survey mapping, final civil engineering, final landscape architecture, construction staking, and construction observation services. The four-year, $100 million expansion project consisted of five major components:

• Demolition and Utility Relocation
In March 2003, construction began on the St. Mary’s West Campus utility project. This phase of the project included critical relocations and upgrades of existing utilities. All structures, above and below ground, within the two-block area bounded by Elm Street, Ralston Street, Sixth Street, and Arlington Avenue had to be removed to make room for the proposed expansion. Underground utility relocations included rerouting 3,000 linear feet of sanitary sewer main line, 2,200 linear feet of storm drain mainline, 2,700 linear feet of water main line, 600 linear feet of gas line, 575 linear feet of chilled water line, 1,400 linear feet of high pressure steam line, and 3,100 linear feet each of electric, telephone, fiber optic, and cable television.

CFA, in coordination with Sierra Pacific Power Company, Charter Communications, SBC, Truckee Meadows Water Authority, and the City of Reno, designed and inspected the construction of these facilities. Due to the fact that many of the relocated utilities were critical to the day-to-day operations of the hospital, all of the new utilities had to be operational prior to the removal of the old. Construction phasing and physical space for the new utilities were the major challenges of this project.

• Parking Structure
CFA provided planning consultation, civil engineering, landscape architecture, and construction observation services for the first above-ground structure constructed as part of the St. Mary’s West Campus project. The seven-story, 379,000 square foot, 1,100 stall parking structure was opened to the public on September 1, 2004.

• Professional Office Building
The Medical Plaza at St. Mary’s is a 211,000 square foot, seven-story high-rise office building that is home to doctor’s offices, radiology facilities, oncology facilities, and a full service women’s wellness center. CFA provided planning and survey services for a setback variance and boundary line adjustment, along with final civil engineering and final landscape architecture design services for the project. Construction of the Medical Plaza at St. Mary’s began in the summer of 2004 and was completed in the spring of 2005.

• Parking Plaza
The focal point of the St. Mary’s West Campus project is the 37,000 square foot parking plaza. This two-story structure consists of an on-grade parking lot covered by a 16,000 square foot outdoor plaza. The rooftop plaza is a uniquely decorated and heavily landscaped retreat used by visitors and staff for reflection and relaxation. Skywalks, multiple fountains, cascading planters, and three grand staircases highlight this magnificent plaza.

CFA provided planning, civil engineering, landscape architecture, surveying, and construction observation services for the parking plaza and the remaining West Campus site work. Site work included walkways, fencing, drive alleys, landscaping, and public/private roadway reconstruction.

• Emergency Department/Intensive Care Unit Expansion
The final piece of the St. Mary’s Downtown Campus is an 80,000 square foot, two-story expansion of the existing ED/ICU facility. This highly sensitive project was submitted for final agency review on July 1, 2004 and is not currently slated for construction. Major challenges of this project include the relocation of critical utilities, phasing of construction, and security of the existing facilities during construction. Coordination with Sierra Pacific Power Company, Charter Communication, SBC, Truckee Meadows Water Authority, the City of Reno, and NDOT were a major part of the design process.

St. Mary’s Galena Center
Award-Winning Project
St. Mary's Galena Center is located on an 18.24-acre parcel situated on the south side of the Mt. Rose Highway at its intersection with Wedge Parkway. The project consists of an 81,765 square foot outpatient hospital, a 20,000 square foot medical office building, and 33,600 square feet of commercial uses. Each of the building types has its own identity but is unified through a common architectural "vocabulary". The buildings are designed to be compatible with the architecture at the University of Nevada, Reno's Redfield Campus, which is across Wedge Parkway, and with the Mt. Rose Highway Scenic Corridor Standards. CFA was responsible for site planning, entitlements, public presentations, preliminary civil engineering, and preliminary landscape architecture. CFA also prepared the final civil engineering and landscape plans and was responsible for construction staking for the outpatient facility. Challenges on this site included compliance with the Scenic Corridor Standards and accommodating a major drainage channel that crosses near the middle of the property. Access to this property is via Wedge Parkway, which CFA designed to Washoe County, RTC, and NDOT standards. This project was awarded the 2002 Award of Distinction form the Washoe County Design Review Committee. Recipients were St. Mary’s Health Network, Leary Childs Mascari Warner Architects, and CFA.

Renown Regional Medical Center
The Renown Regional Medical Center Campus is located on a 29-acre site at the northeast corner of Mill Street and Kirman Avenue. Renown Health recently upgraded six acres of existing general office, emergency facilities, and patient occupancy facilities. CFA was responsible for entitlements, topographic surveying, survey mapping, final civil engineering, final landscape architecture, and construction staking. The three-year, $265 million expansion project consisted of nine major components:

• East Second Street Improvements
In September 2004, construction began on the reconfiguration of a portion of East Second Street from Kirman Avenue to Giroux Street. This portion of East Second Street was converted from a one-way street to a two-way street to accommodate the increased traffic entering the hospital. CFA, in coordination with Sierra Pacific Power Company, Charter Communications, SBC, Truckee Meadows Water Authority, and the City of Reno, designed the removal, relocation, and installation of the water, sewer, and storm drain; designed the new traffic islands installed during the project; and assisted with planning the closure of the roadway to allow a smooth transition for the change in traffic patterns. CFA provided the site grading for the project and coordinated the continuity of the project with the future projects currently in design.

• Interim Entry Project
In June 2004, construction began on the Renown Regional Medical Center Campus – Interim Entry Project. This project consists of a two-story 3,865 square foot addition at the ground and first floors levels. The new construction included an entrance vestibule and lobby, stairs to the first floor, and three elevators. The sitework consisted of a reconstructed entrance from East Second Street to allow easy access for vehicular pickup and drop-off of hospital patrons. The vehicular pickup/drop-off area will include a new covered canopy and accessible parking.

Part of the site development included the addition of a new 10-inch waterline that extended from East Second Street to Mill Street and the installation of new electrical conduits and chilled water lines for the relocation of the Central Plant. CFA, in coordination with Sierra Pacific Power Company, Charter Communications, SBC, Truckee Meadows Water Authority, and the City of Reno, designed the removal, relocation, and installation of the water, sewer, and storm drain services and provided coordination for other utilities. CFA provided the site grading for the project and coordinated site continuity of the project with the future projects currently in design.

 



Parking Structure Construction

• Parking Structure
The new parking structure replaced previous surface parking. The structure is a five-story parking facility with a total parking area of 423,000 square feet. The parking structure will also allow for a two-story future expansion. Another aspect of this project was the design of an underground utilidor that will connect the utilities of the new tower with the Central Plant, each located on opposite sides of the parking structure. The utilidor will allow convenient access to the utilities servicing the tower without disrupting the use of the parking structure. CFA was responsible for the design of the water, sewer, and storm drain utilities; the site grading; and landscape architecture.

• Central Plant
The design of the relocation of the new Central Plant for the Renown Regional Medical Center began in June 2004. The Central Plant was designed to support the heating/cooling requirements of the existing central plant and to provide an antifreeze ramp system for the new parking structure. CFA was responsible for the design of the water, sewer, and storm drain utilities that will support the new Central Plant and the site grading.

• Interim South Parking
The Wittenberg Juvenile Detention Facility and the Washoe County Legal Administration building were purchased by Renown Health and were demolished in the summer of 2004. A temporary ground parking area was constructed in their place to allow for overflow parking during the construction of the new parking structure. CFA was responsible for the design of the water, sewer, and storm drain utilities in the area, the site grading, and the landscape architecture.




Tower 1 Project Construction

The new tower is a ten-story facility complete with patient rooms and other care facilities. CFA will be responsible for the design of the water, sewer, and storm drain utilities in the area, the site grading, and landscape architecture.

• Mill Street/Ryland Intersection Reconfiguration
As part of the addition of a new 400-bed tower, the Mill Street and Ryland intersection was reconfigured and a turning lane into the hospital was added to accommodate the anticipated additional traffic. CFA was responsible for the design of the water, sewer, and storm drain utilities that will support the new parking structure; the site grading; and the landscape architecture.

• Emergency Entrance/South Entrance
The emergency entrance and new south entrance were designed to accommodate the future traffic loads in the area. The south entrance was widened to a boulevard-style roadway system and the emergency entrance area will be reconfigured to facilitate the quick ingress/egress of the emergency response team, as well as efficient valet parking. CFA was responsible for the design of the water, sewer, and storm drain utilities; the site grading; and landscape architecture.

Center for Advanced Medicine ‘A’
The new medical office building will be a 117,000 square foot, six-story office complex providing additional professional office space for the Renown Regional Medical Center. CFA was responsible for the design of the water, sewer, and storm drain serving this project, as well as site grading and landscape architecture. Construction is anticipated to be completed in the fall of 2008.

Renown South Meadows Medical Center

 

Renown South Meadows Medical Center
This exciting addition to Renown Health’s 34-acre campus at South Meadows includes a 56,000 square foot outpatient surgery; imaging, lab, and emergency service facilities; and a 60,000 square foot medical office building. HMC was the architect for the Diagnostic and Treatment Pavilion and CFA provided the surveying and civil engineering for the project. Design challenges included physical and programmatic tie-ins to existing buildings and the relocation of access and major utilities. The project incorporates planning for future hospital and medical uses on the property. The construction cost for both projects was approximately $45,000,000. Construction was completed in early 2004.



  Renown Health Urgent Care -Sparks
CFA worked closely with HMC Architects on this 15,000 square foot medical office building for Renown Health at the northeast corner of Vista Boulevard and Prater Way. CFA provided planning services for the entitlements and preliminary and final surveying, civil engineering, and landscape architecture. The building was designed to be compatible in scale and style with adjacent residential development and has a Craftsman flavor with a hipped roof and mullioned windows. Construction was completed in 2002.
