University of Nevada, Redfield Campus
The University of Nevada, Redfield Campus, is a satellite campus that will provide cooperative facilities for the University of Nevada, Truckee Meadows Community College, and Western Nevada Community College. The campus encompasses 60 acres on the south side of the Mt. Rose Highway, west of the future extension of the I-580 freeway. The master plan envisions 500,000 square feet that will probably be divided into eight different buildings. CFA has worked on this project since its inception and prepared the initial feasibility study and on- and off-site cost estimates. Subsequent work included special use permit approval through Washoe County, preliminary civil engineering and landscape architecture, Development Standards Handbook, and a cost-sharing agreement to fund off-site improvements. CFA also prepared the final improvement plans for Wedge Parkway, which is the primary access to the campus. The first two buildings were constructed between 2002-2004 with accompanying roads, parking lots, utilities, and landscaping. CFA prepared the final civil engineering and landscape architecture plans for both buildings.

William N. Pennington Health Sciences Building CFA designed the landscape and irrigation for this 58,000 square foot medical lab for the University of Nevada, Reno campus. Landscape at the building emphasizes drought-tolerant plants, specifically ornamental grasses, climate-adapted shrubs, and perennials. Along project edges, native shrubs and grasses are seeded for erosion control in disturbed areas. On the west side of the building, a lawn area is planted in the Phase 2 auditorium area. The east plaza is available for students to study, relax, and enjoy city views.
The architect, Van Woert Bigotti, designed the project to LEED silver standards. Landscaping credits include open space greater than 20% of the site boundary. Irrigation credits include a 50% savings over a traditional irrigation system. Construction began in late fall of 2009 and was completed in May 2011. The contractor, Sundt Construction, hired CFA to do the construction staking. The total project cost was $30 million. The project received funding from the Nevada Legislature and bonding authority under the American Recovery and Reinvestment Act from the City of Reno. |

Mathewson IGT Knowledge Center
CFA provided surveying services for this five-story, 295,000 square foot knowledge center on the campus of the University of Nevada, Reno. The Knowledge Center houses the university's new book-retrieval system, library and information collections, and a campus community center.
The Associated General Contractors selected this project as the recipient of the 2008 Pinnacle Award for projects over $5 million in the category of Meeting the Challenge of a Difficult Job. Team members included Q&D Construction and H+K Architects (formerly Hershenow & Klippenstein Architects).

UNR Journalism Building
CFA provided landscape/irrigation services as a subconsultant to Lundahl & Associates (now Collaborative Design Studio) for the perimeter of the Journalism Building, the east courtyard, and compatibility with the south plaza.

Pennington Medical Library and Education Building
CFA worked with the project architect, Lundahl and Associates (now Collaborative Design Studio), to prepare demolition, site, grading, utility, and landscape plans for a new three-story, 65,000 square foot signature building for the University’s Medical School. The building contains lecture halls, class rooms, library/media center, and administrative spaces. The project was built on a tight schedule and within an $8,000,000 budget. The project was completed in fall 2001.

UNR Master Plan
The UNR Master Plan was a collaborative effort with Sasaki Associates to provide a long-range plan to meet the increasing needs and changes of a growing campus population. The project took 12 months to complete and the final report was finished in November 2004. Development of the Master Plan included numerous workshops and meetings with stakeholder groups from the City of Reno, UNR Boards and Commissions, students, neighborhood boards, traffic and engineering consulting firms, and the general public. The goals of the Master Plan include fostering relationships between the university, the City of Reno, and the greater community; creating a pedestrian-friendly campus through land use densities, land use relationships, and open space development; and providing for a more collegial atmosphere on campus. CFA’s role was to provide expertise and advise on land use planning and infrastructure issues. |

Incline Village Elementary
School
Award-Winning
Project
Incline Village Elementary School opened in fall of 2003, after two years of design, permitting, and construction activities. CFA was responsible for site investigations, planning, landscape architecture, surveying, and civil engineering. The 10-acre school site includes a 43,000 square foot two-story building, bus lane, parent drop-off area, visitor parking areas, and approximately 1.2 acres of field and playground areas.
The 43,000 square foot Phase 1 building houses classrooms, administration, and multi-purpose spaces. Phase 2 will add more classrooms, a library, a science wing, and support spaces. All of the facilities were designed and constructed to minimize the removal of existing trees and create the least environmental impact. The project site includes a Sensitive Stream Environment Zone, which required coordination with an environmental consultant. The Stream Environment Zone is crossed with pedestrian and vehicle bridges. All on-site storm water runoff was designed to be captured, treated, and infiltrated on-site in an effort to protect Lake Tahoe. Landscape design was used to protect sensitive areas and direct pedestrian traffic on the site.
CFA and the Collaborative Design Studio were awarded the 2004 Award of Distinction for Non-Residential Design for Incline Village Elementary School from the Washoe County Design Review Committee.

Incline Village Elementary School – BMP Retrofit
In the fall of 2009, the Washoe County School District transferred all remaining students and staff from the old Incline Village Elementary School site at 771 Southwood Blvd. to the newly expanded elementary school located at 915 Northwood Blvd. As part of the Southwood Blvd. school closure, TRPA required that the Washoe County School District install permanent BMPs and rehabilitate the playground facilities. CFA contracted with the WCSD to provide topographic mapping, civil engineering, and landscape architecture design for this project. We worked closely with TRPA, Washoe County, and the Incline Village General Improvement District to prepare a storm water runoff management design and revegetation plan that preserved the existing site trees and integrated new landscaping with the natural surroundings. The project is currently under review by TRPA and Washoe County. Construction is anticipated to begin in July, 2011. |

Jessie Hall Elementary School
CFA’s landscape architects worked with Van Woert Bigotti Architects on this new elementary school in Spanish Springs. Plant materials were selected that are free from flowers, fruits, and thorns, with limited pollen production for control of allergies. Screen trees for existing homes in the area were added to the school perimeter. Lawn areas between class wings will allow students a place to sit and relax. The remainder of the play fields is decomposed granite, typical for elementary schools in this area. The school was open in fall 2006. |

Bernice Matthews Elementary
School
This elementary school is situated on approximately 10 acres west of El Rancho Drive and south of Oddie Boulevard. The site is bounded on the north by Paradise Park. CFA was responsible for entitlements, final civil engineering, final landscape architecture, and surveying. The school was completed in fall 1998.

Ted Hunsberger Elementary School
The Ted Hunsberger Elementary School is located on a 17-acre site in a rapidly growing area of the Southwest Truckee Meadows. Initially, it was anticipated that the elementary school would occupy a site that was approximately 10 acres in size; however, because of the slopes (6 to 8 percent) and an earthquake fault, a larger site was necessary. CFA was responsible for the feasibility analysis, entitlements, civil engineering, landscape architecture, and surveying. The school was completed for a fall 1997 opening. |

Donner Springs Elementary School
The Donner Springs Elementary School is located on the western edge of the Bella Vista Ranch in the Southeast Truckee Meadows. The site is approximately 10 acres in size. CFA was responsible for evaluating alternative sites, entitlements, civil engineering, landscape architecture, and surveying. The school was open in fall 1997.

Bud Beasley Elementary School
The Bud Beasley Elementary School is located in northern Sparks in the Vistas. CFA worked with Van Woert Bigotti Architects on this project, which had some challenges due to the topography and geologic conditions. CFA was responsible for the civil engineering, landscape architecture, and surveying. The school was completed in fall 1996.

Cold Springs Middle School
The Cold Springs Middle School is located east of U.S. Highway 395, approximately 10 miles north of Reno, at the intersection of Savannah Drive and Cody Court within the community of Cold Springs. CFA worked on this project with Collaborative Design Studios. The Cold Springs Middle School project is an excellent example of community cooperation and consolidation. This project is a master-planned effort between the site design team, the Washoe County School District, the YMCA, the Washoe County Parks and Recreation Department, and the Woodland Village residential and retail developers. These public and private entities came together to formulate a plan to share essential site facilities, such as ball and play fields, parking areas, walking paths, and open space. Sharing of these facilities eliminates redundancy and reduces overall site area. CFA’s scope of services included preparation of a special use permit, overall site grading and drainage, topographic verification, site utility design, site hydrology, and site landscaping/irrigation design. Construction started in June 2005 and the school opened in fall of 2006. |

Kendyl Depoali Middle School
Award-Winning Project
The Kendyl Depoali Middle School is located on the southeast corner of Wilbur May and South Meadows Parkways. CFA developed preliminary and final landscape plans for this new middle school prototype developed for the Washoe County School District by Van Woert Bigotti Architects. The school is a joint-use facility with the City of Reno. The city owns and maintains the adjoining soccer and baseball fields. The 10-acre site includes outdoor classroom space, an amphitheater, soccer field/track, and baseball fields. Construction began in 2008 and was completed in August 2009, in time for the start of the school year. This project was awarded the 2009 Best Public Works Structure Award from the Builder’s Association of Northern Nevada and the 2010 Citation Award for Architecture from the Nevada Chapter of the American Institute of Architects.

Yvonne Shaw Middle School
The Yvonne Shaw Middle School is located on a 20-acre site near the northwestern corner of the intersection of Eagle Canyon Drive and Alena Way in Spanish Springs. This 127,000 square foot, single-story building was designed for 1,100 middle school students, grades sixth through eighth. CFA was responsible for project approvals, final civil engineering, landscape architecture, and surveying. Construction began in June 2003 and was completed in time for a fall 2004 opening. The construction cost was $17,200,000.
In 2008, CFA revised the landscaping at the northeast portion of the site to accommodate two mobile classrooms. The irrigation system was renovated for the new construction and subsequently converted from domestic to reclaimed water service. In addition to this sustainable approach, trees and shrubs were retained and transplanted to other areas around the school.

Lou Mendive Middle School
The Lou Mendive Middle School and park occupy 20 acres at the southwest corner of Vista Boulevard and Del Rosa Way in Sparks. The property is larger than a typical middle school site because this is a joint-use facility between the Washoe County School District and the City of Sparks. CFA was responsible for the civil engineering, landscape architecture, and surveying. This school was completed in fall of 1995. |

Incline High School - BMP Retrofit
The existing Incline Village High School located at 499 Village Boulevard was required to install an on-site underground infiltration system. The system was installed as part of a Tahoe Regional Planning Agency (TRPA) Best Management Practices (BMP) retrofit program. Storm water runoff is collected from all on-site impervious areas in a catch basin. A piping network directs all flows to the infiltration basin. Water collected in the infiltration basin percolates into the ground as opposed to running off of the site. CFA provided surveying, final civil improvement drawings, and preparation and processing of entitlements through Washoe County. The improvements were constructed in 2009. |

Spanish Springs High School
CFA worked with Ganthner Melby Architects on the landscaping for a building addition to this existing high school. As a condition of approval, the county required new landscaping along the school perimeter and erosion control on slopes throughout the site. CFA met with county planners to reach a consensus on required plant coverage, plant spacing, and plant sizes. Plans were prepared to convert the existing irrigation system to reclaimed water. CFA revised a large lawn area adjacent to the school in the summer of 2008 to accommodate two mobile classrooms. Ground cover was changed from lawn to decomposed granite and shrubs. Irrigation mainlines were re-routed from below the new mobile buildings.

Damonte Ranch High School
Damonte Ranch High School is the newest high school constructed in Washoe County to serve the South Truckee Meadows. CFA’s project involvement included working with surrounding neighbors on landscape buffering and providing construction documents for landscape and irrigation. The project was completed in fall of 2003 and includes three softball fields, one varsity baseball field, a multi-purpose practice field, a football stadium, and associated landscape around the school perimeter. The plant types were adjusted for high levels of salt, pH, and boron in the soils.

North Valleys High School
Award-Winning Project
North Valleys High School is located on an 80-acre parcel in Golden Valley. This facility serves up to 2,000 students in the North Valleys area and was constructed in a single phase for a fall 2001 opening. CFA designed both the preliminary landscaping plan and the final construction and irrigation documents for the new school. Landscaping included two baseball fields, a large practice field, a football stadium, and the school perimeter. Berming and landscape screening was added adjacent to the residential uses on the north and west sides. Erosion control was an important site requirement, especially for the large cut slopes adjacent to the football fields and the detention pond. Plants were selected for drought tolerance and rabbit resistance.
CFA started the landscape plans in the spring of 1999 and completed the construction documents within six months. Construction began on the fields in the summer of 2000 and was completed a year later. The landscape estimate was $1.5 million. In 2008, CFA modified the southwest lawn area for new mobile classrooms. Transplanted trees and shrubs were moved to other areas of the school site. The new landscape consists of large rock on slopes, decomposed granite on flat areas, and ornamental grasses in low pedestrian traffic areas.

Galena High School
The Galena High School is located on a 70-acre site on the south side of the Mt. Rose Highway. CFA was involved in this project from its inception and conducted the site selection analysis and was responsible for project approvals, final civil and landscape design, and surveying. The site presented some challenges due to the topography and the presence of a major drainageway. The school was opened in fall of 1991.

Reno High School
CFA completed construction documents for this renovation project on the south side of the existing tennis courts. Several benches were sited on elevated concrete walkways and walls for tennis viewing. Mulches were added to control water erosion off of the hard surface areas. Shrubs and shade trees were proposed with berming and boulders. The estimated construction cost was $39,500 in 2008.

Academy of Arts, Careers and Technology
Award-Winning Project
CFA worked with Tate Snyder Kimsey Architects on this 45,800 square foot building addition to the existing Washoe County School District technical facility in Reno, which includes a planting demonstration area, outdoor seating, and a new day care drop-off. The irrigation system utilizes grey water from the building’s sinks and showers with supplemental water provided from a domestic line. Grey water distribution lines are located below hard surfaces to eliminate the possibility of cross-contamination with the domestic spray irrigation system. All drip irrigation emitters are installed below grade. Related work included retrofitting the existing irrigation system and consolidating existing irrigation points of connection. The landscape and irrigation cost estimate was $103,200. Construction began in the winter of 2008 and was completed in the winter of 2009.
The Associated General Contractors selected this project as the recipient of the 2010 Pinnacle Award for projects over $5 million in the category of Excellence in Client Service.

Sage Ridge School
Sage Ridge School is a private middle/high school located in the Southwest Truckee Meadows. The 44-acre site is located on Crossbow Court, north of the Ted Hunsberger Elementary School. The project consists of a 95,900 square foot school complex, which includes several buildings that will be constructed in phases. Phase 1 includes a 14,000 square foot building, improvements to the existing building, and a soccer/baseball field. At build-out, which is anticipated to occur over a 5- to 7-year period, the school will accommodate 600 students. CFA was responsible for all entitlements, civil engineering, landscape architecture, and surveying. The project was controversial and involved an extensive effort with adjacent residents in Thomas Creek Estates and the local Citizen Advisory Board. Computer-generated graphics were used to provide a visual simulation of how the project would appear from adjacent residences. Many concessions were offered by the school’s trustees and the project was eventually approved by the Washoe County Planning Commission and by the Board of County Commissioners.
